Management Company

K and Q Freeholder Ltd is responsible for the main structure and communal areas at Kings and Queens Court. All apartments/house owners are shareholders in this company, and pay a service charge towards the cost of maintaining these communal areas. The internal areas of each dwelling are the direct responsibility of each owner.

The Management Company employ KWB Property Management Ltd as the managing agent to manage all company and property matters on their behalf. Please contact them during normal office hours Mon—Fri, 9.00—17.30.

Insurance

The Management Company arranges the building insurance for the whole of Kings and Queens Court and pays the premium through the service charge. For current insurance certificate, please see link below:

Non-permitted activities

  • It is not permitted to carry on any trade or business on this estate.
  • It is not permitted to hang laundry outside of the flat, e.g. car parking spaces, patios on ground floor.
  • It is not permitted to place any advertisement, sign or notice on the windows of the flats.
  • Smoking is not permitted within the communal hallways. If you are smoking outside of the building, please ensure cigarette ends are disposed of correctly and not left on the ground.

Pets

It is not permitted to keep any animal, reptile or bird on the premises. Guide dogs will need written permission of the Landlord and the Managing Agent


Car parking

  • Each flat has one parking space, please familiarise yourselves with your parking space or contact your letting agent / landlord if you are unsure.
  • Each flat is entitled to one card intercom key fob, which will open the car park gate. Please contact your landlord / letting agent to obtain this.
  • If you have permission to have a car here, you will need to notify KWB of your car registration, flat number, and a contact telephone number. Your telephone number will be required to allow visiting vehicles access to your flat via the car gate intercom system. It takes up to 48 hours to register a number.
  • The visitor spaces are strictly for visitors only.
  • Car park space 29 is reserved permanently for contractors.
  • Do not park on any yellow lines on the estate, this prevents emergency service vehicles and refuse collectors from accessing the flats.

Car gates

You will need to register yourself on the car gate system via KWB. You will be able to open the gates using the mobile / landline number you have provided. When a visitor reaches the gate, they will need to follow these instructions.

Queens Court

Press visiting flat number followed by the letters ‘A’ then ‘C’. For example: 1, A, C = 1 Queens Court.

Kings Court

Press visiting flat number followed by the letters ‘B’ then ‘C’. For example:  2, B, C = 2 Kings Court

Pedestrian gates

The gate adjoining the car park gate at the entrance to the estate can be accessed via a code. Please ask your letting agent / landlord for this if it has not been provided.

The back gate provides access to the Mailbox. The key required to open this is the same as the communal front door key.

Please lock this gate at all times and do not give this key to any other person, as this severely compromises security on the estate.


Access to your flat

There is a keypad on the front of each block with a number to each flat. If a visitor presses your flat number, the bell will ring within your flat. To open the door for your visitor, press the button underneath the handset to release the door lock.

The privacy button does not release the door lock. It controls the buzzer that is connected to the front door keypad.


Noise

Please be respectful to your neighbours with regard to noise. No sound should be heard externally from flats between the hours of 11pm to 7am.


Geese

The geese on the estate are defined as pests. Please refrain from feeding them as they destroy the grounds making the estate unsightly.
